Working alongside Chapman Taylor (Architect), Yurdakul Engineering (Electrical Design), and Ural Engineering 

(Structural), we provided coordinated MEP design and energy strategy across RIBA Stages 2 to 4. Our design included detailed HVAC, power, lighting, water, and drainage systems, alongside integrated energy modelling and sustainability solutions to ensure compliance with local and international performance targets.

IWS Engineering Ltd was appointed by Aypara Development to deliver full mechanical, electrical and public health (MEP) design services for the Crescent Office Tower — a landmark commercial development located on the Baku waterfront. Designed as a Grade-A office tower, the project reflects a contemporary approach to workplace environments, combining architectural distinction with high-performance building systems.

Delivered across RIBA Stages 3 to 5, our scope involved detailed MEP coordination to support flexible floorplates, high occupancy densities, and stringent energy efficiency targets. The building was conceived with tenant comfort, operational efficiency, and resilience in mind. Key elements of our MEP strategy included:

High-Efficiency HVAC Systems designed to respond to diverse occupancy and usage patterns across office levels. Advanced BMS Integration enabling centralised control, energy monitoring and fault diagnostics. Modular Electrical Distribution to allow flexible office layouts and future adaptability. Mechanical Ventilation with Heat Recovery to meet indoor air quality standards while minimising energy use

Energy-Efficient Lighting Design in line with international best practice, including daylight-responsive controls. 

Our team worked closely with the local consultants and stakeholders to ensure alignment with both international standards and local regulations, delivering a robust and forward-thinking MEP solution for one of Baku’s most iconic office developments.

Project Overview

IWS Engineering Ltd was appointed by MB Architect to deliver full MEP design services for a new leisure facility development located on a 13,000 m² site. The scheme includes 3,000 m² of built area dedicated to rest and recreation amenities.

The project required a coordinated and sustainable MEP design approach across the Concept Design (Stage 2), Developed Design (Stage 3), and Technical Design (Stage 4) phases.
