IWS Engineering Ltd was appointed by Aypara Development to deliver full mechanical, electrical and public health (MEP) design services for the Crescent Office Tower — a landmark commercial development located on the Baku waterfront. Designed as a Grade-A office tower, the project reflects a contemporary approach to workplace environments, combining architectural distinction with high-performance building systems.
Delivered across RIBA Stages 3 to 5, our scope involved detailed MEP coordination to support flexible floorplates, high occupancy densities, and stringent energy efficiency targets. The building was conceived with tenant comfort, operational efficiency, and resilience in mind. Key elements of our MEP strategy included:
High-Efficiency HVAC Systems designed to respond to diverse occupancy and usage patterns across office levels. Advanced BMS Integration enabling centralised control, energy monitoring and fault diagnostics. Modular Electrical Distribution to allow flexible office layouts and future adaptability. Mechanical Ventilation with Heat Recovery to meet indoor air quality standards while minimising energy use
Energy-Efficient Lighting Design in line with international best practice, including daylight-responsive controls.
